Source baseline (provided home specification): 2,200 sq ft, 2 stories, 4 bedrooms, 2.5 baths and an attached garage; 54 interior + 3 exterior downlights, 22 other fixtures, 3 to 4 exhaust fans, 47 conventional switch devices across 23 switch boxes, 4 exterior openings (+ 1 optional), and a 4 to 5 ton split HVAC system. This is a conventional home specification, not a KNX/DALI equipment schedule.

Loads an editable demonstration of a KNX conversion. Only the house dimensions and reference takeoff come from the specification; DALI adoption, lighting-circuit split, keypad mix, HVAC zone assumptions and system selections must be confirmed. Loading replaces the current form values.

Questions needed for a closer budget

Lighting design

Which downlights and decorative fixtures are DALI, mains-dim or switched? Which are Tunable White? How many lights operate independently? Count exterior, garage and LED tape separately.

Controls & fans

How many keypad locations and 2-/3-/6-gang styles? Do you want motion sensors? Confirm on/off versus variable-speed ceiling/exhaust fans. Conventional switch devices and three-way locations are not KNX actuator channels.

HVAC & entries

Confirm air-handler/thermostat count and control interface; one split system does not establish two independent HVAC zones. Count video door communication stations, not all exterior door openings.

Fixtures & shades

Are fixtures supplied by SBS or the builder? The reference home's 4″/6″ fixtures do not match this prototype’s provisional 3″ product. Shade counts, dual treatments, opening sizes and fabrics require separate choices.

Lighting control: what should the system operate?

Nice cable is purchased in full 500 ft spools. Default 1,000 ft is a test allowance, not a surveyed cable route. Set it to your own estimate. The final route and control topology are subject to engineering.

Admin Mode here only hides/shows values in the browser. It is not secure access control and must be moved to an authenticated backend before the builder is public.

Materials and SBS design/commissioning are included where priced. Field installation is excluded, including shade installation, cabling, electrical labor, scaffolding and lifts. Inbound freight, taxes, travel and products awaiting selection are excluded unless specifically priced. Onsite commissioning excludes travel: charged separately at actual cost, minimum $500. The range is an illustration (-10%/+20% around the currently priced subtotal), not an engineered quotation or an upper cap on the finished project.

Preliminary BOM · SBS Admin Mode reveals costs and tariff by part

Siemens LCC-2044-MV cabinet uses the FY27 Siemens US Components Price List estimated net price of $1,059.04 (effective October 1, 2026); the file lists $4,813.81, which differs from the previously supplied $1,200 MSRP. SBS FY27 net confirmed. Panel wiring/trunking allowance is $350 per panel; WAGO terminals are separate. Quoted selling amounts use the selected target gross margin on known landed cost before inbound freight. Only JUNG, Zennio and Ekinex (27%) and LTech and Sunricher (67%) receive tariffs in this estimator; all others are 0%. The provisional standard 3″ fixture uses a fixed 25% gross margin. Tariffs apply to purchase cost; actual customs treatment must be confirmed per item. The Siemens enclosure uses the FY27 estimated net cost, subject to supplier confirmation. Not-yet-priced rows are excluded from subtotals and marked TBD.

SBS System Design / Commissioning

Engineering / design has a $2,000 minimum; above that, the existing $150/hour formula applies. The 15% preliminary labor contingency is then applied to combined SBS services. This is SBS engineering, programming, panel build, onsite commissioning and training, not field installation. Onsite commissioning excludes travel; travel is charged separately at actual cost with a $500 minimum.

Panel-building labor · Stage 1 assembly factors

More precise than a flat 15 minutes per DIN device: activity varies by device and by the number of actual lighting home-runs/circuits. These factors are preliminary SBS budgeting assumptions, not confirmed measured shop times. Base assembly includes cabinet layout, duct preparation and mounting preparation. WAGO terminals and the $350-per-panel wiring/trunking materials allowance are billed separately in the BOM. Field wiring and onsite installation are excluded.

Checks and pending engineering

Stage 1 provides only a rough budget and assumptions. After lead capture and the paid SBS review, exact product allocation, topology, panel schedules, DALI allocations and protected engineering outputs can be prepared for SBS approval.

Leads are saved in WordPress (KNX Builder > Projects & leads). The $500 deposit payment is not connected yet and is not included in the Stage 1 subtotal.
